传统的智能楼宇物业服务质量评估的方法,对于各个物业的实时信息采集不够及时,导致最后的智能楼宇物业服务质量评估不准确。为了解决这一问题,提出基于物联网数据的智能楼宇物业服务质量的评估方法。通过映射技术对智能楼宇物业服务质量评估指标进行采集,根据采集到的物业信息进行基于物联网数据的智能楼宇物业服务质量的评估,根据基于物联网数据的智能楼宇物业服务质量评估方法,消除智能楼宇物业服务的业主服务感知与现实的差距、物业在服务过程中消除实际与业主的主观认知的差距。通过基于物联网数据的智能楼宇物业服务质量差距模型去分析影响评估差距的因素,分析智能楼宇物业服务质量真实的评估信息,准确地进行楼宇物业服务质量评估。实验结果表明,基于物联网数据的智能楼宇物业服务质量评估方法准确率较高,顾客满意度指数为0.65,Cronbach’sα值大于0.7,表明数据可靠性较高。
Abstract:The traditional smart building property service quality assessment method is not timely enough for the real-time information collection of each property, and it results in the final smart building property service quality assessment to be not accurate. In order to solve this problem, an evaluation method for the service quality of intelligent building property based on the Internet of Things(IoT) data is proposed. Intelligent building property service quality assessment indicators are collected through mapping technology, and then quality assessment is carried out based on the IoT data and the collected property information. The gap between the owner's service perception and reality of intelligent building property services, and the elimination of the gap between the actual and the subjective cognition of the owner in the service process of the property are eliminated. The intelligent building property service quality gap model based on the IoT data is used to analyze the factors that affect the assessment gap, and then analyze the real evaluation information of the intelligent building property service quality to accurately evaluate the building property service quality. The experimental results show that the intelligent building property service quality evaluation method based on Internet of things data is more accurate, the customer satisfaction index is 0.65, and the Cronbach's α value is greater than 0.7, which indicates that the data are more reliable.
